Solutions To Exterior Basement Waterproofing

The process takes into account the measures taken to prevent any ground water from passing through the basement and accumulating in the crawlspace. Such measure include putting up interior walls and outside drainage. So to those who want to build, it is recommended that exterior basement waterproofing must be incorporated in the initial construction of the building. These include planning for the outside perimeter drains, materials to be used for waterproofing walls, digging gutters and making sure that the slope next to the building is properly sloped.

Builders mostly prefer waterproofing measures to be undertaken in the preliminary stages of this construction. These plans involves outlining the exterior perimeter drains, resources to be utilized for waterproofing the walls, excavating channels and confirming the topography of the land is well sloped.

Many contractors usually forget to consider planning for exterior drainage in their early steps of construction bring about problems with water management in the future because of inadequate drainage systems of the building. Hence the need to have basement measures anytime a building is being put up especially if the area is known of groundwater causing building water tables.

Increased water tables may result to hydrostatic pressure to be impacted on the floors of the basement which may cause the wall to crack, letting water through them. If the situation is not rectified, it can cause structural damage to the building such as decay, mold and other problems resulting from moisture. Hence the goal of waterproofing is to make sure the water does not reach the foundation walls to avoid molding of walls. There are several methods of exterior waterproofing which include;

Water leaks due to the following reasons, subsidence which is the descending, damaged downspouts, very narrow footings which can be susceptible to soil movements and if the concrete mixture are not given enough time to cure.

Due to these complications, there are a number of techniques to be used to have a dry wall for several seasons to come. The first is by use of exterior drainage which is based on perforated pipes, these pipes drains water from exterior of the foundation wall to the designated location.

The other method uses the polymer and tar products. These are products manufactured using polymer based products which are waterproof and have low viscosity which are directly applied onto to the wall. There is an element of degradable asphalt used for covering if applied on the foundation walls. When this product is properly sprayed it has the ability to keep the basement dry for very long period without molding or decaying of this floor.

The pipes should be regularly be cleaned to get rid of the mud that might clog the pipes, any solid deposits and also small stones. The use of tar which is a polymer built product with water proofing element and low viscosity which have the aptitude of maintaining a very dry wall for long.

One just need to apply them to the footer since they have degradable asphalt for sealing purposes. They have the capacity to maintain a dry wall for several seasons without molds or decay. However, due to the changes in temperatures the tar applied becomes brittle and eventually cracks allowing water to be pushed up through these cracks, since these method did not provide a lasting solution some building companies turned to vinyl sheeting. The sheets covers the outside walls stopping any leakages to the walls, but also after a while the concrete on top of these walls dampens allowing water to push through,

The problem with these method is that after some time the concrete becomes damp taking in water which is then trapped within the sheets forming a table of water on the walls causing them not to dry properly. Exterior waterproofing can also include repairs of foundation walls and concrete covering to get rid of water leaking problem.
