When You Need A Home Inspection Orange County Professionals Do Just Call Them

By Helen Bailey

Whether you are the seller or buyer of a house, you want to save as much money as possible. As a seller, you need the best price for your home. As the buyer, you want to make sure the seller does not get more than you have. This means a few things. One of them is to hire a professional that can offer the home inspection Orange County requires you to have.

In the greater Orange County area, you will find many expert house inspectors. They all have worked, previously, in one of the construction trades and are familiar with all building codes. They will each have their own list of things that need to be checked and they will require access to the house for two to five hours, depending, of course, on how big the structure is.

Each space, interior, and exterior are looked at by each inspector, however, the order in which they are examined will differ. Some will start at the top, on the roof and check for loose and ineffective fasteners and shingles. Some will start in the basement, but all of them will check everything they are suppose to plus whatever else you are concerned about.

Checking the condition in the attic might be the next stop. By checking the condition of roof vents, underneath the roof, will help determine leaking and the presence of moisture. This could preclude molds and mildews. Special equipment will also check the ambient moisture levels so proper adjustments can be made by the seller or the buyer.

The basement or crawlspace will be evaluated for leaks in the walls and moisture that may mean mold is on its way. Standing water can mean there is leakage from any pipes that run through this space. All pipes will be inspected for stability as well as all heating and air conditioning ducts for leaks and proper wrapping.

The heating and any air conditioning system will need to b looked at. The system cleanliness is a great thing to ascertain. It will be handy for both parties to know whether it is sealed and not leaking any gas or allowing any smoke to enter the home. The registers will be examined to find any damage that could be a problem later on.

There will be many other items checked, such as all appliances if they are going to be left with the house. This includes the water heater and washer and dryer. Anything that has to do comfort or impacts the building codes will be examined, closely. Window frames and he condition of all floors will be looked at. All of these things looked at may present the presence of dangerous insects and other vermin or conditions not safe to the inhabitants in the house.

It does not matter which party orders the inspection. Often they both do or the insurance company might. In some cases, the realtor will order this. The more inspections, the better all parties are as they can compare and contrast them for the best picture of an investment, for the buyer that will be the largest they will make for a long time.
